[B&G] Final inspection is complete! Congrats. We'll wrap up lien releases today. 
[Jeff] Congratulations that is great news! Can you lean on getting the leak in the control room fixed?

[jeff] All open permits are now closed including irrigation.

After work, we drank champagne, quietly toasting the final inspection. A bit anticlimactic. 

"Everyone already thinks we passed." Jeff said.

Felt true, but we're standing in the aftermath of the largest project we've ever done and survived. Champagne seemed appropriate.

Done yet? B) on the 1 year anniversary of the house move

Happy 1st Birthday Phelps-Montgomery

A year ago we coaxed a mansion across 26th Avenue, over the Rivermark Credit Union onto hundreds of Alice-in-Wonderland-sized Jenga block neatly stacked in a giant hole in the ground. The move lasted three days. Hard labor for all three of my daughters ...combined...clocked in at less than 24 hours.

Last year the weather was dry for all the workers, well-wishers, and lookey-los. This year, rain fell on new trees, sod and tenants. Last year there were trucks rumbling through the neighborhood before 7am. This year there was silence pre-dawn during morning coffee-drinking sanctuary in our bedroom. Rain dripped from the roof in the wet darkness outside. 

All the cameras were gone, but I wanted to mark the milestone. I left intricately decorated chocolate and carmel cupcakes from New Seasons at everyone's doorway including one by the smiling Buddha outside Ross Island. 

One more tenant to go for a full house. Draw a card. Renew the craigslist ad.

Done yet? D) when the porta potty leaves

The porta potty is gone! The porta potty is gone! The porta potty is gone!

Never in my wildest dreams did I imagine people moving in with a porta potty out front and certainly not as a landscape sculpture welcoming Thanksgiving guests. As with the electricity dramatically coming on at 6pm the day of the Open House, the porta potty was quietly taken away the day before Thanksgiving. Landscape complete. Just in time for guests.

From Open House to Full House - Are We Done Yet?

The day started out with color-coded spreadsheets for everyone's chores. The kitchen at our house was a dispatch center of credit cards and runs for kegs, food and giant balloons while coordinating deliveries at the big house where guys were still shingling the front steps making dust amongst their extension cords and tools we walked over until Rachel gave them the final alley-oup forty-five minutes before two hundred people started showing up. 

But in the end, the Open House was a delightful celebration of family and friends, well-wishers and new tenants in the latest Hawthorne micro-neighborhood beneath clear skies and a blustery night of leaves bouncing up and down the street. 

Now we're in the final stretch running down a hallway that never seems to end. Temporary occupancy came at 6pm on November 1st the day we committed to letting the new tenants take up residence. The inspector took his almost cruel sweet time it seemed relishing a bit too much in the drama of delay before giving his expert approval - all against the backdrop of blocking his view of people starting to move their belongings in. One way or another the tenants were going to sleep in the house that night.

With the punch list whittled down to landscaping, mounting the gate of the ADA elevator to the newly powder-coated porch railings and the final removal of the performance art porta-potty-sculpture long past its welcomed encores…oh, and one more tenant…we're in the home stretch to selecting which pictures to represent the relocation and renewal of the Phelps-Montgomery House with a splash of Bonness/McCaffrey in the mix.
